I have worked in the manufactured housing industry since 1991 and have been a Manufactured Housing (a.k.a. Mobile Home) Appraiser since 1994. Click here to view my certification from the Board of Appraiser Specialists. I am now offering an online service that I call a Manufactured Home APO (Appraiser Pricing Opinion). In the real estate market, brokers, banks and other lending institutions wanted a way to find out the approximate value of a home without having to pay for a full appraisal. This service in the real estate market is called a BPO. (Broker Pricing Opinion) This is where the idea of an APO came from. (Appraiser Pricing Opinion). The BPO and the APO are not binding in any legal situation but are very good indicators as to what the property in question should be valued at. The BPO and the APO should not and can not be substituted for a full appraisal. I can process an APO request for any manufactured home located in any of the fifty (50) United States. APO request for homes built before 1976 MAY require some additional charges. How this online service works: (1) When you click on the "Get Your APO" button you will be linked to the APO page to provide all the information about the manufactured home. After your information is sent, you will be directed to the payments page. (2) PayPal is the preferred method of payment, you can also send a check or money order. If you do not already have a PayPal account, it is fast, easy and secure to set one up. You will be sent to the payment options page after you fill out the information on your manufactured home. Just click on the PayPal.com payment option and you can set up your account. (3) After your payment is received, we will process the information that you provided and calculate the appraisal value of the home. We may e-mail you or call you if we have any questions about the information you provided. (4)The appraisal report will be completed in either PDF format or Microsoft Word format and e-mailed to you as an attachment; usually within two business days.
